Terms of use and booking conditions

These terms apply to the use of www.aura-villas.com and to every booking of a villa at Aura Luxury Villas, Afantou, Rhodes. By sending a booking request or paying a deposit you accept them. Please read them together with our Privacy policy.

1. Who we are

The villas are operated by [Legal entity name], Tax ID [Tax ID / VAT no.], tourism licence [Tourism licence no. (MHTE / AMA)], Afantou, Rhodes 851 03, Greece (“Aura”, “we”, “us”). You can reach us at info@aura-villas.com and +30 694 878 8448.

2. Booking and confirmation

A request through the website, by email or by phone is not yet a booking. We reply with a written offer stating the villa, dates, number of guests, total price and payment schedule.

The booking is confirmed, and the contract between you and us is formed, when we receive the deposit of 30% of the total price and your acceptance of the offer. Until then we may let the dates to someone else.

The remaining balance is due 30 days before arrival, or on arrival if the offer says so. Prices are in euros and include VAT and the taxes applicable at the time of the offer. The climate resilience fee required by Greek law is charged per night at the rate in force during your stay and is shown separately in the confirmation.

3. Cancellation and changes

Cancellations must be sent by email; they take effect when we confirm receipt in writing.

If you cancel 60 days or more before the arrival date, the deposit is refunded in full, minus bank and currency conversion charges. If you cancel less than 60 days before arrival, the deposit is not refunded. Amounts paid for the balance are refunded in full for cancellations 60 days or more before arrival and are otherwise non-refundable unless we manage to re-let the dates.

Changes of dates or villa are subject to availability and may change the price. We strongly recommend travel insurance covering cancellation.

If we have to cancel your booking for reasons within our control, we refund every amount paid. If the stay becomes impossible because of events outside anyone’s control (natural disaster, official travel ban, closure of the airport), we refund amounts paid or offer new dates; further compensation is excluded.

4. Arrival and departure

Check-in is from 15:00 and check-out by 11:00, unless we have agreed otherwise. Tell us your estimated arrival time; a late arrival that has not been announced may mean we cannot hand over the keys. If you have not arrived by noon on the day after your scheduled arrival and have not contacted us, we may treat the booking as a no-show and cancel it without refund.

Greek law requires us to record the identity of every guest. Please have passports or ID cards ready at check-in.

5. Guests and use of the villa

• Only the guests named in the booking may stay overnight. Each villa sleeps a maximum of four people.
• The villa is for holiday use only. Parties, events and commercial photography are not allowed without our written consent.
• Please respect the legal quiet hours (15:00–17:30 and 23:00–07:00 in summer) and our neighbours.
• Smoking is not allowed indoors. Pets only by prior agreement.
• Nothing in the villa may be sub-let or shared with people who are not guests.

6. Pool and safety

Every villa has a private pool without a lifeguard. You use it at your own risk. Children under 12 must be supervised by an adult at all times; parents and guardians are fully responsible for their children. The pool is built to the standards of the Greek National Tourism Organisation and is serviced by a qualified technician at least twice a week. Please do not enter the pool after drinking alcohol, and follow the posted safety notices.

The outdoor kitchen has a gas barbecue. Use it only as instructed, never leave it unattended, and keep children away from it.

7. Cleaning, linen and services

The villa is cleaned and the pool prepared before your arrival. Bed linen, bath, beach and pool towels are provided. There is no daily housekeeping; for stays of a week or more, a mid-stay cleaning and linen change can be arranged with us. Please leave the villa in reasonable order on departure.

Starlink internet, air conditioning, parking and the fitness room are included. Guest privileges with partner businesses are offered by those businesses and may change without notice.

8. Damage and security deposit

Please treat the villa as you would your own home. You are responsible for any damage or loss caused by you or your guests, beyond normal wear and tear, and agree to pay the cost of repair or replacement. We may ask for a security deposit before arrival, which is returned in full after inspection if no damage is found.

In case of serious misconduct, damage, danger to other people or repeated disturbance, we may end the stay immediately without refund.

9. Our liability

We are not liable for loss of or damage to your belongings; please use the safe. We are not liable for accidents or injury caused by misuse of the villa, the pool or the equipment, or by failure to follow our instructions. Our total liability for a booking is limited to the amount you paid for it. Nothing in these terms limits liability that cannot be limited by law, including for death or personal injury caused by our negligence.

Services provided by third parties (transfers, restaurants, beach bar, excursions) are provided under their own conditions.

10. Problems during your stay

If anything is not right, tell us immediately by phone; a 24-hour emergency number is given on arrival. Most issues can be fixed within hours, but we cannot deal with a problem we hear about after you leave. Complaints after departure must be sent by email within 14 days.

11. Website

The content of this website (texts, photos, logo) belongs to Aura or its licensors and may not be copied without permission. We try to keep the information accurate, but the website is not an offer; only the written confirmation is binding. Links to other websites are provided for convenience and we are not responsible for their content.

12. Law and disputes

These terms and every booking are governed by Greek law. Consumers may also rely on the mandatory protection of the law of their country of residence. Disputes are resolved by the courts of Rhodes. Before going to court, you may contact the Hellenic Consumer’s Ombudsman (www.synigoroskatanaloti.gr), an alternative dispute resolution body, and we will take part in good faith.
